New Michigan Land Division Law Could Increase Buildable Lots in West Michigan

A new Michigan law could make it easier to create more buildable lots in suburban communities across the state.

The goal is simple: unlock small or landlocked parcels that have been difficult to develop under traditional subdivision rules — and create more opportunities for housing where it makes sense.

Here’s what changed.


What’s Changing Under the New Law?

Michigan’s updated land division law increases how many parcels can be created from the first 10 acres of a tract of land.

Old rule: Up to 4 parcels from the first 10 acres
New rule: Up to 10 parcels from the first 10 acres

The law also allows additional splits on larger tracts based on acreage.

📅 The new law takes effect March 24.


Why Supporters Say This Matters

Supporters say the change gives builders and local communities more flexibility — especially for smaller projects that wouldn’t make sense under a full subdivision plat or site condominium process.

In other words, it may allow more “infill housing” — smaller developments built within existing neighborhoods where roads, utilities, and public infrastructure already exist.
